KKN News & Information – February, 2022

Aloha and welcome to the first official Newsletter of the KKN Secretary!

I would like to thank the previous Board for all their hard work and dedication. Also a special shout out to Barry Ewing and Jeff Kern for taking the time to sit down with the 5 new Board members and spend 3 hours bringing us up to speed on important information and history on the property. That definitely cleared up some questions and gave us a much clearer idea of what to expect in the future and how best to deal with new situations and potential problems.

Also late breaking news, since the last Board meeting, Johnny Johnson is no longer the site manager and Kenneth Laborte is temporary site manager.

On a personal note, I have been asked to take on the position of Secretary. Never having been one before, please bear with me as I try to ensure that all KKN business and current information gets to all Homeowners. We will continue to push out newsletters to the website on an ongoing basis to keep you informed.

To start, let me remind you of some simple but important steps that we as homeowners can take to keep our property safe, with repair and maintenance to a minimum:

  • If you haven’t done so lately, please check the age of your hot water tank – anything over 8 years may need to be replaced to avoid leakage and damage to our condos
  • A leak sensor is a good idea to place in kitchen & bathroom cupboards to avoid the same, as well as by the water heater and behind the fridge if you have an ice maker. They are available from Amazon and the link is:  https://www.amazon.com/Glentronics-Inc-BWD-HWA-00895001498-Basement/dp/B000JOK11K/ref=sr_1_12?crid=38OIF70OVYI1U&keywords=water+sensor&qid=1645276550&sprefix=water+sensor%2Caps%2C196&sr=8-12
  • Please replace the batteries in your CO2 & smoke detectors yearly
  • Please remember to give good instructions to your renters so they don’t have any problems getting into your condo. (This includes door access, building and suite # – a site map may also help) This can be especially problematic if they are arriving after office hours. There are a surprising number of renters that show up and can’t find or get into their condos.
  • Also please send an email to the KKN office on a regular basis with an update of your renter’s names and arrival and departure dates to kknreservations@yahoo.com
  • If you are not getting email communications from DMI (and want to), please contact Rena at rena@destinationmaui.net.  She will send you an email consent form and get you all set up
  • If you are not aware of Destination Maui’s online portal which contains all information on your HOA account, the link is https://destinationmaui.vmsclientonline.com/ and you can contact Rena for access. The meeting minutes are uploaded here once approved and by laws and financial statements are included here as well. All are located under the Resident Property Summary tab (located on the right side of the screen) under the Documents tab.
  • A reminder if owners are doing any updates to their condos they need to fill out a sheet outlining their planned upgrades, this is the link to the form:  https://www.kknaoao.com/wp-content/uploads/documents/KKNUnitUpgradeChecklist.pdf

At the Board meeting on March 23rd the Board will set the meetings for the rest of the year.

Stand by for the President’s message which is coming soon as well as an update on the Transformer/Laundry room project .
